The business exists because of a job everyone else had given up on. In 2008, several tradespeople had failed to diagnose a long-standing plumbing problem in a client's building. We found the cause and fixed it. The client's trust grew, more instructions followed, and that one job became a property services business that has been solving difficult problems ever since.
Practical experience first
We bring nearly twenty years in property: development, portfolio analysis, maintenance, commercial property, facilities management and procurement, alongside building and running businesses in and beyond property. That mix matters on site. It means a scope is written by someone who has held the tools, read the accounts and dealt with the occupier.
Commercial thinking
We approach every building from an owner's point of view: cash flow, downtime, risk, occupier needs and what each decision genuinely costs over time. During the 2008 downturn that meant retendering and renegotiating contracts for clients under real pressure, with reported average service-charge reductions of 30 to 40 per cent. The same habit applies now. If a proposed spend does not earn its place, we say so, including when it is our own.
Reliability
One experienced point of contact from instruction to completion, a network of trusted trades coordinated around a clear scope, and communication that does not need chasing. Most of our work comes from clients who have used us before or from the people they recommended us to.
Long-term relationships
We are not interested in one-off jobs won on price and delivered to the minimum. The buildings we look after tend to stay with us for years, which is only possible if the work holds up and the numbers stand scrutiny. We do not believe every property problem needs more money spent on it. Quite often it needs a different approach, and someone who will not let go until it is solved.
