The brief

Refurbish the property to a high standard throughout, with finishes the client would be happy to live with rather than a quick cosmetic turnaround.

The challenge

On a refurbishment judged on finish, the risk is never the big items, it is the last ten per cent: junctions between trades, sequencing that leaves a decorator working around unfinished second fix, and small compromises that are invisible on a schedule but obvious in the finished room.

Our approach

• Agreed the standard of finish up front, room by room, so expectation and price matched from the start.
• Sequenced the trades so each one started on completed work, protecting the finish rather than repairing it later.
• Used trusted trades we have worked with repeatedly, on a scope they had seen and priced properly.
• Inspected as the works progressed and dealt with snags during the job rather than at the end of it.
