The brief

Works have included plumbing repairs, leak investigations, silicone and bathroom remedials, damp and mould treatment, roof and drainage repairs, window and door adjustments, electrical repairs, garage door replacements and general making good.

The challenge

Short-term remedial works were needed to external walkways and roof areas, where poor drainage and ponding were causing water ingress into flats below.

A worked example: the communal door lock

One example involved repeated faults with the communal electric door locking system. Rather than simply replacing the locks, we traced the issue back through the control system and identified a small failed fuse on the main control board. Replacing the fuse restored operation and avoided unnecessary replacement of more expensive components.

Our approach

  • Find the cause of the problem first, rather than replacing the nearest visible part.
  • Carry out local waterproofing, drainage improvements and repairs around roof outlets where ponding was causing ingress.
  • Carry out the most practical and cost-effective repair once the cause is confirmed.
  • Report back to the managing agent clearly throughout.

The outcome

  • The communal door locking fault resolved at the cost of a fuse, not a full system replacement.
  • Water ingress into flats below addressed at source, not just patched.
  • A managing agent kept informed throughout, with the reasoning behind each repair explained.
